We also hand out our rental property lists to prospective tenants, of which we get many walk in enquiries.

⦁ We are able to provide advertising through the Mt Barker Courier & the Advertiser if need be, but find the internet now draws the most inquiry.
⦁ We thoroughly screen all prospective tenants from the application form checking current employment, current & previous Landlords/Agents, personal & business references, to make an informed decision.
⦁ We complete a comprehensive ingoing inspection of the property prior to the tenant taking possession of the property which includes photos.
⦁ We take a 2 week rent deposit from the tenant upon signing of the lease and a 6 week bond (lodged with Consumer & Business services) at the time they pick up the keys. Residential Bonds online- www.sa.gov.sa/residentialbonds
⦁ A close check is kept on rent arrears and action is taken immediately to rectify the situation.
⦁ We conduct quarterly inspections of the property and provide a written report outlining the condition of the property and any maintenance which may require attention.
⦁ We can arrange a quotation and organise maintenance from qualified and licenced trades people on our data base. Once you have approved the quotation we arrange the work to be done and any cost can be deducted directly from your rental income.
⦁ We can arrange for the payment of all your outgoings for the property to be deducted directly from your rental income. These include Council, SaWater, ESL etc.
⦁ We provide a monthly statement showing all income and expenditure for each property. The monthly rental payment are then paid directly into your bank account. We also provide a comprehensive end of financial year statement for your tax return. This is provided by our up to the minute software Property Tree which looks after all aspects of your property investment.
⦁ We can organise Property management insurance through Terri Scheer insurance brokers which cover things like; malicious damage & rent lose etc.
⦁ Upon vacation of the premises by the tenant we conduct a comprehensive final inspection report making comparisons with the ingoing inspection report. If there are any discrepancies regarding the standard of the premises the bond will be withheld until such discrepancies are resolved.
⦁ We remain at all times up to date with all legislative requirements with regard to the Residential Tenancies Act & Best practice training through the Real Estate Institute of SA.
